From the boat basin and canal, you're just a few minutes by boat from the ICW and some of the finest fishing around. A quick drive takes you to Sarasota's most beautiful Gulf of Mexico beaches...or to modern marinas. Not only are the beaches close but shopping, theatres, the Ringling Musuem are a quick drive. This villa has been well maintained. In October of 2021 the owners had a Plumbing and Electrical Inspection, and all equipment passed. The Electrical Panel is only 9 years old, the A/C is 9 yrs., the Water Heater is 8 years, and it has a temperature relief valve on top. The plumbing Inspection checked the Dishwasher, Refrigerator, Washer, Water Heater, Showers, Tubs, Toilets, sinks and main shut off valve were in satisfactory condition. The washer was replaced in Dec of 2022 and has a warranty thru Dec of 2025. The roof passed inspection after Hurricane Idalia came thru in Aug 2023 and since then has had 2 layers of Blackjack. Blackjack is a liquid applied thin paint like, asphalt-based coating designed to penetrate and seal foundation block walls below grade and Nasib art roof surfaces. This villa has Hurrican Windows, tile and Laminate Wood floors with Oak Veneer on top & 3/8" thick plus a cement floor in the dining area. Strathmore Riverside Villas is one of the most active communities in the area. The Clubhouse is well used. There are card games about 5 nights a week. Parties on a regular basis. An annual Shuffleboard Tournament followed by an Awards Luncheon. Bingo once a month, Pickleball is played away and lots of the residents enjoy it tremendously. There are Golf Groups, 9 &/or 18 holes and of course a Boating Group. If you like grilling at home, there is a place for your grill just steps outside of your dining room. It's called the Keyhole, because when first built the area was shaped like a keyhole. But you are also welcome to grill up by the pool. New exercise equipment was just purchased for the residents, and they only use commercial products. Besides the exercise equipment there is a ladies and men's sauna in the bathrooms closest to the pool. The pool deck is big and great for getting a suntan and meeting other residents. The community is pet friendly. They permit 2 pets no taller that 15" at shoulder height and pets should be leashed. The boat dock fees are very reasonable $1, 344/year. So, bring your boat, bring your pets and move into a socially active community.
